Summerleys Business Centre, Summerleys Road, Princes Risborough (Blakelands LLP)

Westhall Estates acquired this employment-allocated 2.4 acre (net) greenfield site situated between the Ercol Furniture factory and Princes Risborough Railway Station, on the Princes Estate, Princes Risborough, through its Blakelands LLP joint venture in October 2016 and detailed planning permission for a small industrial unit scheme totalling 31,618 sq ft (GIA) in 8 units was obtained a year later, to be known as Summerleys Business Centre.

The consented scheme has the full support of Princes Risborough Town Council and surrounding neighbours as it provides a range of high quality, flexible business units and will create much-needed employment space for the town given the proposed expansion of the town by some 2,500 dwellings.

The extension to the existing estate road to provide the required access to the site was completed in December 2017 and the scheme itself achieved Practical Completion in June 2019.

The units range in size between 2,728 sq ft and 6,219 sq ft (GIA), with the ability to combine units into a maximum of 13,543 sq ft. A high quality specification includes:

  • B1/B2/B8 permitted uses, subject to minimum 17% B8 ground floor area
  • 19% ground and first floor open plan office content with air-source heat pump a/c in units 1, 3, 6 & 8
  • Partially fitted space with mezzanine storage and disabled WC in units 2, 4, 5 & 7
  • Minimum internal eaves height of 7m and 5m high x 4m wide powered roller shutter doors
  • EPC ratings of B (49) to C (56), depending on unit
  • All mains services provided, including 3-phase power supply (21 kVA (smallest units) to 47 kVA (largest))

Units 2 and 5 were presold prior to PC, units 7 and 8 have been let and sold as investments. The other 4 units have all been sold to owner-occupiers.
